These Terms & Conditions apply to services provided by ReadyTurn Property Services (“ReadyTurn,” “we,” “us,” or “our”). By requesting, approving, scheduling, or purchasing services from ReadyTurn, the customer agrees to the applicable estimate, approved scope of work, and these Terms & Conditions.

1. Services & Scope of Work

ReadyTurn provides property services including property turnovers, cleaning services, junk removal and cleanouts, lawn care and yard cleanup, garage organization, window and carpet cleaning, and related approved property-support services.

Services are performed only according to the approved estimate or written scope of work. Work not included in the approved scope is considered additional work and may require additional pricing and customer approval.

Submitting a website form, requesting a quote, or discussing a project does not guarantee availability, scheduling, or final pricing.

2. Estimates & Pricing

Estimates are based on the information, photos, videos, property conditions, quantities, access details, and service requirements provided by the customer.

Pricing may change if actual conditions differ from those represented when the estimate was prepared, including undisclosed damage, additional debris, excessive buildup, restricted access, additional labor, disposal requirements, or expanded service requests.

ReadyTurn will communicate material scope or pricing changes before performing additional billable work whenever reasonably possible.

3. Payment Terms

Unless otherwise stated in the approved estimate:

  • Jobs under $500: 100% payment due before service.

  • $500–$2,500: 50% deposit due to schedule; remaining balance due upon completion.

  • Over $2,500: 50% deposit due to schedule, with progress and/or final payments as stated in the estimate.

  • Commercial accounts: Net 15 or Net 30 terms are available only when specifically approved by ReadyTurn.

Deposits, payment schedules, and project-specific terms shown on an approved estimate or service agreement control if they differ from these general terms.

Unpaid balances may result in suspension of services and reasonable collection efforts as permitted by law.

4. Scheduling, Access & Customer Responsibilities

The customer is responsible for providing safe and legal access to the property at the scheduled time.

Customers must disclose relevant access information, gate codes, parking restrictions, pets, occupants, property rules, known hazards, and other conditions that could affect the work.

Utilities reasonably required to perform the approved service, including water and electricity when applicable, must be available unless otherwise agreed.

Delays caused by denied access, incorrect access information, unsafe conditions, weather, equipment requirements, or circumstances outside ReadyTurn’s reasonable control may require rescheduling.

5. HOA, Property Management & Other Permissions

The customer is responsible for obtaining any necessary permission from property owners, landlords, HOAs, property managers, building management, municipalities, or other governing parties before work begins.

ReadyTurn is not responsible for violations, fines, towing charges, access restrictions, or delays resulting from permissions or restrictions that were not disclosed before service.

6. Property Conditions & Hidden Conditions

ReadyTurn prices and schedules services based on reasonably observable and disclosed conditions.

Hidden or undisclosed conditions may require work to stop while the scope is reassessed. Examples include structural damage, severe contamination, concealed waste, excessive pest activity, unsafe flooring, electrical hazards, water damage, or materials requiring specialized handling.

ReadyTurn is not responsible for pre-existing damage or conditions that existed before service began.

7. Hazardous Materials, Mold, Asbestos & Biohazards

ReadyTurn does not provide hazardous-material remediation, asbestos abatement, professional mold remediation, sewage cleanup, bodily-fluid cleanup, needle/sharps removal, or other regulated biohazard services unless expressly stated otherwise in writing.

If suspected asbestos, significant mold, hazardous chemicals, sewage, structural instability, or another unreasonable safety hazard is discovered, ReadyTurn may stop or decline work until the condition has been professionally evaluated or corrected.

8. Pest & Infestation Policy

ReadyTurn may refuse, postpone, or stop service when an active or severe pest infestation creates an unsafe or unsanitary work environment, including significant roach, bedbug, flea, rodent, or similar activity.

The property may need to be professionally treated before ReadyTurn resumes service.

9. Junk Removal & Disposal

Customers must accurately disclose the types of materials requiring removal.

ReadyTurn may refuse materials that are hazardous, illegal, regulated, excessively heavy, contaminated, or otherwise unsuitable for normal transport or disposal.

Disposal charges are based on the approved scope and may change if the actual quantity, weight, material type, or disposal requirements differ materially from what was represented.

The customer represents that they have authority to authorize removal and disposal of all items identified for removal.

10. Photos & Documentation

ReadyTurn may photograph or record property conditions before, during, and after service for estimating, documentation, quality control, dispute resolution, and business records.

Customer property photos will not be publicly used for advertising or marketing without separate permission.

Photos or videos submitted through the ReadyTurn website, email, or other communication channels may be retained with the related estimate or project record.

11. Subcontractors & Service Partners

ReadyTurn may use qualified employees, independent contractors, specialty vendors, or subcontractors when appropriate to complete an approved project.

ReadyTurn remains responsible for coordinating work included within ReadyTurn’s contracted scope. Specialty work outside that scope may be separately contracted or referred when appropriate.

12. Changes & Additional Work

Customers may request changes or additional services before or during a project.

Additional work is not included automatically and may require:

  • revised pricing;

  • additional labor or materials;

  • additional disposal charges;

  • a revised completion date; or

  • written approval before work continues.

ReadyTurn is not required to perform work outside the approved scope without agreement on the additional terms.

13. Cancellations & Refunds

If a customer cancels before work begins, any refund will be determined after deducting applicable nonrecoverable costs already incurred for the project, including specially purchased materials, committed subcontractor costs, disposal arrangements, or other approved project expenses.

Once work has begun, the customer is responsible for work completed and costs reasonably committed through the cancellation date.

ReadyTurn may terminate or suspend service for unsafe conditions, significant undisclosed hazards, active infestations, threats or abusive conduct, illegal requests, denied property access, material misrepresentation, or nonpayment.

A termination for these reasons is not treated as an ordinary customer cancellation, and the customer remains responsible for completed work and reasonable committed costs.

14. Service Results

ReadyTurn will perform the approved services using reasonable professional care.

Results can be affected by age, wear, permanent staining, neglected surfaces, existing damage, material condition, landscaping condition, or other circumstances outside ReadyTurn’s control.

ReadyTurn does not guarantee restoration of permanently damaged, stained, deteriorated, or unsafe surfaces or materials.

Customers should report concerns regarding completed work promptly so ReadyTurn has a reasonable opportunity to review the issue.

15. Weather & Uncontrollable Delays

Outdoor services and certain projects may be delayed, modified, or rescheduled because of rain, storms, extreme heat, unsafe conditions, equipment issues, disposal-site availability, vendor delays, or circumstances outside ReadyTurn’s reasonable control.

Such delays do not automatically constitute a breach of the service agreement.

16. Customer Conduct & Safety

ReadyTurn reserves the right to stop or refuse service when employees, contractors, customers, occupants, animals, or property conditions create an unreasonable safety risk.

Threatening, abusive, discriminatory, violent, or unlawful conduct toward ReadyTurn personnel or contractors may result in immediate termination of service.

17. Disputes

Customers should first contact ReadyTurn directly regarding any concern so the parties have a reasonable opportunity to resolve the issue.

If a dispute cannot be resolved informally, either party may pursue available legal remedies in a court of competent jurisdiction, including small claims court where applicable.

These Terms are governed by applicable Texas law.

18. Website & Electronic Communications

Information displayed on readyturnservices.com is provided for general informational purposes and may be updated as services, service areas, equipment, pricing practices, or business policies change.

By submitting a form, email, text message, or quote request, the customer authorizes ReadyTurn to respond using the contact information provided regarding that inquiry or project.

Submission of an inquiry does not create a service contract.

19. Privacy

Personal information submitted through ReadyTurn’s website or communications is handled according to our Privacy Policy.
